Relevant Accomplishments
- Instrumental in guiding companys growth to 7+ million square of value-add real estate assets, with $200+ million in equity, to become Goldman Sachs largest operating partner in North America. Directed and managed the negotiations of all joint venture transactions. Performed ongoing risk management activities. Streamlined systems, policies and procedures.
- Led execution of all transactions, managed integration of transactions into company operations, and coordinated daily operations, for a real estate operating company owning over 3.5 million square feet of industrial properties in New York and Florida.
- Structured and closed acquisitions into joint venture with Principal Real Estate Investors, with equity of $300 million.
- Led negotiation of all aspects of financing of 1,000,000 square foot portfolio of “loft-style” buildings in area to be repositioned for office, restaurants/retail and condominium units, with issues related to landmarks, master development plan, zoning, environmental, structural, and multi-layered debt structure.
- Managed a portfolio of hands-on loans totaling ~$300 million. Loans varied in type and complexity, ranging from, acquisition, bridge and construction loans to horizontal infrastructure and back-leveraging of third-party loans. Responsibilities included: loan review, monitoring, and approvals (including collaborating with closing and servicing groups), preparing asset summaries and other reports, negotiating loan modifications, coordinating/interacting with borrowers and third parties.
- Co-led negotiation of restructuring of joint ventures credit facility, and replacement with $300 million financing from, secured by an 18 property, 2.5 million square foot office building portfolio.
- Executed sale of multi-asset, multi-state property portfolio totaling 1 million square feet to private equity fund.
- Led the negotiations of leases to such tenants as Amazon, Hewlett Packard, BASF, and Cadbury-Schweppes.
- Restructured a $475 million defaulted CMBS mortgage loan, covering 32 properties in 5 states with bankrupt borrower, successfully creating a path to attract new equity, restructure the debt, and new operational business plan to facilitate return of the loan and properties to performing status.
- Valued 300+ mixed-use property portfolio (over $1 billion value) being purchased out of a joint venture with GE Capital, which also involved evaluation, set-up and migration of financial operations from joint venture to purchaser.
- Performed valuation and market validation diligence for $200 million, multi-asset, multi-state industrial/flex property portfolio for private equity fund bid, resulting in purchase price adjustment due to discovery of obsolete assets in given markets, and non-public tenant plans to vacate certain assets.
- Headed teams and transactions at major New York City law firms (including Bryan Cave) in all facets of structuring, negotiation and execution of real estate acquisitions, debt restructurings, sales, leases, joint ventures, and financings.
